If you are buying a flat in Noida in 2026, plan for 8% of the property value on top of the price if the buyer is a man: 7% stamp duty and 1% registration fee. If the flat is registered in a woman's name and is worth up to ₹1 crore, stamp duty drops to 6%, so the total is 7%.

The percentage is applied to whichever is higher: the price in your sale deed or the government circle rate for that sector. That second part catches many buyers off guard, so it gets its own section below.

These rates are set by the Uttar Pradesh government and are the same across the state. Noida, Greater Noida and Ghaziabad all follow them. If you are comparing with Delhi, where the rules differ, see our guide to stamp duty and registration charges in Delhi.

Stamp duty rates in Noida for 2026

  • Man (sole owner): 7% stamp duty + 1% registration fee = 8% in total
  • Woman (sole owner), property up to ₹1 crore: 6% stamp duty + 1% registration fee = 7% in total
  • Company or firm: 7% stamp duty + 1% registration fee = 8% in total

The women's rebate and its limit

Until July 2025, the 1% rebate for women applied only to properties worth up to ₹10 lakh, which capped the savings at ₹10,000. The UP Cabinet raised that limit to ₹1 crore in July 2025, so the savings can now be as much as ₹1 lakh.

If you are buying a flat worth more than ₹1 crore, or buying jointly with a spouse, confirm with the sub-registrar office how the rebate applies to your deed before you count on it.

Registering a flat in a woman's name only to save stamp duty has other consequences, including who legally owns the asset. Decide ownership first, then count the saving.

How stamp duty in Noida is calculated

The sub-registrar takes the higher of two numbers:

  1. The consideration in your sale deed, which is what you are paying.
  2. The circle rate value: the area multiplied by the rate the district administration has notified for that sector and property type.

The stamp duty percentage is applied to that higher figure, and the 1% registration fee is added on top.

Worked example: a ₹90 lakh flat

Man buying alone

  • Value used: ₹90,00,000
  • Stamp duty at 7%: ₹6,30,000
  • Registration fee at 1%: ₹90,000
  • Total payable: ₹7,20,000

Woman buying alone

  • Value used: ₹90,00,000
  • Stamp duty at 6%: ₹5,40,000
  • Registration fee at 1%: ₹90,000
  • Total payable: ₹6,30,000

The woman saves ₹90,000 here. On a ₹1 crore flat the saving reaches the ₹1 lakh maximum.

When the circle rate is higher than your price

Say you agree to buy a resale flat for ₹80 lakh, but the circle rate for that sector puts its value at ₹85 lakh. Stamp duty is charged on ₹85 lakh. A man would pay ₹5,95,000 in duty, not ₹5,60,000.

This happens more often in older sectors where market prices have stayed flat, and after circle rates are revised. Check the current rate list for your sector before you fix the deal price.

Not in the 8%: GST on under-construction flats, the builder's own charges, legal fees and home loan processing fees are separate. Budget for them on their own line.

How to pay stamp duty and register a property in Noida

Payment and appointment booking both happen on the IGRS UP portal, run by the UP Stamp and Registration Department.

  1. Estimate the duty. Use the portal's valuation tool to see the circle rate value for your property. Compare it with your deal price.
  2. Pay stamp duty online. Generate an e-stamp through net banking, UPI or card, and keep the receipt.
  3. Enter the deed details and pay the 1% registration fee on the same portal.
  4. Book a slot at the sub-registrar office that covers the property's area.
  5. Attend with both parties and two witnesses. Bring ID and PAN for the buyer and seller, passport photos, the draft sale deed, and the title chain for a resale flat. You will also need any NOC the authority or society requires.
  6. Sign before the sub-registrar. Biometrics and photos are taken, the deed is registered, and you collect the registered copy.

For a flat on Noida Authority leasehold land, you may also need a transfer step with the Authority or the developer. That is separate from stamp duty. Ask the builder or society office what applies before you book the slot.

For a new flat, check the project's registration on UP-RERA before you pay anything. Our guide to what RERA covers explains what that registration does and does not protect.

Mistakes that cost buyers money

  • Budgeting on the price alone. If the circle rate is higher, the duty is too. Check the rate before you sign the agreement.
  • Assuming the women's rebate is automatic. It applies only when the woman is named as the buyer in the deed, and only within the value limit.
  • Leaving registration for later. An unregistered sale deed gives you weak legal standing, and delays in paying duty can add penalties.
  • Forgetting the tax benefit. Stamp duty and registration fees can be claimed under Section 80C in the year you pay them, within the ₹1.5 lakh limit. This applies only under the old tax regime.
