Max Estates Projects in Noida
Estate 128, Sector 128
Estate 128 launched in 2023 and faces the Noida-Greater Noida Expressway. It has 4 and 5 bedroom homes, townhouses and sky villas.
From the official pages:
- Over 80% of its 10 acres is open space.
- The developer puts density at about 27 homes per acre.
- Unit types range from 2,378 sq ft (The Deck) to 2,841 sq ft (The Terrace Suite).
- Two homes share each lift core, and every home has a wraparound deck.
- A 46,000 sq ft clubhouse called The Hub.
- Cars drop off at the lower ground level, so the surface stays mostly car-free.
What to check: The project has two UP-RERA numbers, one for each phase. Confirm which phase your unit falls under. The latest construction update on the official page is from July 2026.
Estate 105, Sector 105
Estate 105 launched on 19 March 2026, according to its RERA disclosure. It is the newest Max Estates home project in Noida.
From the official page:
- 4-bedroom homes, duplexes, penthouses, townhouses and sky villas.
- Four homes per floor, each with a private lift lobby and a separate service lift.
- Over 72,000 sq ft of amenities, including padel, pickleball, squash and a climbing wall.
- A raised jogging track that loops around the estate.
- 3.6 m floor-to-floor height.
- Listed from ₹10 crore.
What to check: Estate 105 is IGBC Platinum pre-certified. That rates the design. The final rating comes after the building is finished and assessed. Ask how and when the developer will seek final certification.
Max One, Sector 16B
Max One is a mixed-use campus around Max Towers, at the Noida edge of South Delhi. It was earlier called Delhi One. That project stalled for years after its first developer went into insolvency.
Max Estates took over the developer company and secured RERA approval in March 2026. The registration number dates from the original 2017 launch.
From the official page and company release:
- About 10 acres, with around 2.5 million sq ft of planned development.
- Homes of about 10,000 sq ft, sold as bare shells. You design and fit out the interiors yourself.
- A private members' club of about 60,000 sq ft and a retail street called The Loop.
- Sales are by invitation only.
What to check: In March 2026 the company said construction would start shortly. Ask for a current construction update. Budget for the full interior fit-out, since bare-shell homes do not include it. If you booked under Delhi One, confirm in writing how your booking carries over.

Max Estates Projects in Gurugram
All three Gurugram home projects sit in Sector 36A, where Dwarka Expressway meets the Central Peripheral Road. For the bigger picture on this corridor, read our Dwarka Expressway growth analysis. Max Estates also covers the corridor in its post on why NRI buyers are looking at Dwarka Expressway.
Two of the three include homes set aside for seniors, managed by Antara Senior Living. If you plan to live with older parents, this is the main feature to look at.
Estate 360
Estate 360 was introduced in 2024 and is planned for families with more than one generation under one roof.
From the official page:
- 3 BHK and 4 BHK homes, with a flexible room for staff, storage or a home office.
- Two of its six residential buildings are senior living homes managed by Antara.
- On-site healthcare rooms, including a physiotherapy room and access to a consulting doctor.
- Over 700 trees across 33 species.
- IGBC Platinum pre-certified. Price on request.
The senior living residences at Estate 360 come in 2 BHK and 3 BHK layouts. The page lists panic alarm buttons, anti-skid tiles, glare-free lighting and wider doorways. They share the same HARERA number as the main project.
What to check: Neither page lists fees for Antara's services. Ask how those services are contracted and charged, and whether the cost sits inside the maintenance bill. The latest construction update on the official page is from July 2026.
Estate 361
Estate 361 launched its first phase in the October to December 2025 quarter. The company put that phase's gross development value at about ₹2,500 crore.
From the official page:
- 3 BHK and 4 BHK homes plus double-storey penthouses.
- Listed from ₹6.65 crore.
- A central forest with over 1,000 native plants across 50+ species.
- Over 2,00,000 sq ft of amenities. The page marks this figure with an asterisk, so read the footnote.
- Two lift lobbies on each floor and wraparound decks.
The senior living residences at Estate 361 are fully finished 2 BHK and 3 BHK homes. The page says two of the four residential buildings are only for seniors. Services listed include on-campus doctors and nurses, physiotherapy, emergency care, ambulances, meals and housekeeping.
The Terraces at Estate 361
The Terraces is the smaller-home option inside Estate 361. It has 1.5 BHK and 2 BHK homes and a duplex loft, listed from ₹2.60 crore. The company reported that Phase 1 sold out in Q1 FY27.
The official page lists both total area and RERA carpet area, and the gap is large.
| Home type | Total area | RERA carpet area |
|---|---|---|
| 1.5 BHK (Type A1) | 1,144 sq ft | 595 sq ft |
| 2 BHK (Type A) | 1,565 sq ft | 814 sq ft |
| 2 BHK (Type F) | 1,535 sq ft | 798 sq ft |
| Loft | 1,687 sq ft | 877 sq ft |
Carpet area is the usable floor inside your walls. Here it is a little over half the total area. Work out the price per carpet sq ft before you compare The Terraces with other projects.
What to check: The official page shows the same HARERA number as Estate 361. Confirm on the HARERA portal whether The Terraces sits under that registration or has its own phase registration.
Max Estates Commercial Projects
These are offices for lease, not homes for sale. The company reported 100% occupancy at Max Towers, Max House and Max Square in its recent quarterly updates.

Is Max Estates a Top Developer in Delhi NCR?
There is no official ranking of developers. "Top developer in Delhi NCR" is a label buyers and marketers use, so it is fairer to test it against criteria you can check. Here is what the record shows for Max Estates as of October 2026.
| What buyers check | What the record shows | Where to verify |
|---|---|---|
| Sales strength | About ₹5,305 crore of pre-sales in FY26 and ₹3,200 crore in the first half of FY27 | Company filings on NSE and BSE |
| Finished office track record | Max Towers, Max Square and Max House are operational, with 100% occupancy reported | Company quarterly updates |
| Green building ratings | LEED Platinum (Max Towers), IGBC Platinum (Max Square), LEED and IGBC Gold (Max House). Housing projects hold pre-certifications. | Official project pages |
| ESG rating | A 5-star rating in GRESB's 2026 assessment, announced on 2 October 2026, with 100/100 for development and 93.5/100 for standing investments | GRESB results and company announcement |
| Stalled project revival | Took over the stalled Delhi One project and secured RERA approval for it as Max One in March 2026 | UP-RERA record UPRERAPRJ9759 |
| Delivered NCR housing | None of its six NCR housing projects is shown as completed on its live site. All are launched or under construction. | Official project pages and construction updates |
The last row matters most for homebuyers. Max Estates has a strong record of finished, leased office buildings in Noida and Delhi. Its Delhi NCR housing record is still being built. If you are booking now, the developer's office track record and financial position are the best evidence you have. Watch construction updates closely against the RERA completion date.
Max Estates makes its own case in its post on what makes it a top real estate developer in Delhi NCR. To compare it with other builders on the same criteria, use our Delhi NCR developers directory.
Upcoming Max Estates Projects
As of 12 October 2026, Max Estates has not named its next projects. Here is what it has said:
- New launches in Noida and Gurugram are planned for the second half of FY27, from ₹3.5 crore to ₹35 crore. The range covers homes for young professionals through to senior living.
- Its residential listing page mentions an upcoming luxury project in Gurugram, without a name or location.
- It has agreed to buy an 84.71-acre land parcel in West Delhi for ₹420 crore.
- It plans a joint development deal for 9.76 acres in Indirapuram, Ghaziabad.
A word of caution: Under the RERA Act, a developer cannot advertise or take bookings for a project before it is registered. If anyone offers you a "pre-launch" Max Estates deal, ask for the RERA number first.
How to Check a Max Estates Project Before You Book
- Match the RERA number. Search it on UP-RERA for Noida or HARERA for Gurugram. Check the promoter name, the phase and the completion date filed.
- Compare on carpet area. Total or super area includes shared spaces. Carpet area is what you live in.
- Ask for the all-in cost. Add parking, club fees, maintenance deposits, GST, stamp duty and registration to the base price. Our guide to Gurugram circle rates explains how stamp duty is worked out.
- Read the latest construction update. Estate 128 and Estate 360 post dated updates on their official pages.
- Check green ratings. Know whether a rating is a design-stage pre-certification or a final certification.
- Pay only into the RERA collection account. Each official project page names the designated collection account. Do not pay into any other account.
