Navratri began on 11 October, and the Delhi NCR property market has entered its busiest stretch of the year, running through Dhanteras and Diwali in early November. Buyers will see more launches, payment plans and festive offers than at any other time.
The market backdrop is different from previous years in three ways. Prices are still rising: NCR's average rose 12% in a year, the fastest of India's big seven markets. Sales have flattened. And home loans just became slightly more expensive. This guide covers what the data shows, what festive offers are usually worth, and what to check before you book on an auspicious date.
Festive calendar 2026: the key buying dates
Many NCR buyers time a booking, a token payment or a registration for one of these days. Dates follow the lunar calendar and can differ by a day between panchangs, so confirm with your family's calendar.
- Navratri: 11 to 20 October 2026
- Dussehra: Tuesday, 20 October 2026
- Dhanteras: Friday, 6 November 2026
- Diwali (Lakshmi Puja): Sunday, 8 November 2026
- Bhai Dooj: Wednesday, 11 November 2026
If you plan to register a property on one of these days, book the sub-registrar slot early. Offices in Noida and Gurugram get crowded around festive dates.
What the market data says going into the festive season
ANAROCK's figures for the July to September 2026 quarter, reported by Business Today, give the clearest picture of where NCR stands:
- Average price: ₹9,980 per sq ft, up from ₹8,900 a year earlier
- Annual price growth: 12%, the highest among the seven largest cities tracked
- Homes sold in the quarter: 13,765, against 13,920 a year earlier, a fall of about 1%
- New supply: more than 34% of homes launched were priced above ₹2.5 crore
What this means for a festive buyer
Rising prices with flat sales point to a market led by expensive new launches rather than broad demand. Developers of premium projects have less reason to cut headline prices, so festive benefits there tend to come as payment plans or add-ons. Projects on the market for a while, or aimed at price-sensitive buyers, are more likely to offer real negotiation.
Do not expect a festive season to reverse a 12% annual rise. Compare the per sq ft price you are offered with recent transactions in the same project and sector. Our property rates in Delhi NCR guide and the Dwarka Expressway rates page are useful starting points.
Home loans just got slightly costlier
On 7 October 2026 the RBI raised the repo rate by 0.25 percentage points to 5.50% and shifted its stance to "calibrated tightening", citing price pressures, high crude oil prices and a weaker rupee. Floating-rate home loans linked to the repo rate will usually reset upwards after the bank's next reset date.
To show the scale, here is what a 0.25-point rise does to a 20-year loan. These rates are only an illustration; use the rate your bank actually quotes you.
- ₹50 lakh loan: EMI rises from about ₹41,822 at 8.00% to about ₹42,603 at 8.25%, roughly ₹780 more a month
- ₹1 crore loan: EMI rises from about ₹83,644 to about ₹85,207, roughly ₹1,560 more a month
That is manageable for most buyers, but it adds up to several lakh over the loan's life. Our note on the October 2026 repo rate hike and NCR home loan EMIs goes into more detail. A festive interest-rate offer from a bank is worth comparing carefully: check whether it is a fixed introductory rate that later resets.
What festive offers usually look like, and how to value them
Last year's NCR campaigns, covered by Realty Today in September 2025, give a sense of what to expect this year. Developers on the Noida Expressway, Yamuna Expressway and in Ghaziabad offered:
- Staggered payment plans such as 30:40:30, 40:30:30 or low booking amounts of around 5%
- Gold coins, phones and appliances on booking, often tied to a particular unit size
- Waivers on processing fees or the first transfer charge
- Cashback or a stated "festive benefit" on selected inventory
Turning an offer into rupees
- Price the gift. A gold coin or a phone is worth its resale value, not its sticker value. On a ₹1.5 crore flat, it is usually under 1% of the price.
- Price the payment plan. Paying 30% now instead of 50% frees up money. Its value is roughly the interest you would earn or save on the difference until the next instalment is due.
- Compare the per sq ft rate before and after the offer. A higher base price with a large gift is not a discount.
- Get it in writing. Every benefit should appear in the allotment letter or builder-buyer agreement, not just the brochure or a WhatsApp message.
- Read the cancellation terms. Find out how much of the booking amount you lose if you withdraw after the festival.
Be careful with plans that ask the bank to pay the developer before construction milestones. If the project is delayed, the EMI can still fall on you. Payment linked to construction stages, as recorded on the RERA portal, is the safer structure.
Developer activity this season
Max Estates reported pre-sales of about ₹2,100 crore for the July to September 2026 quarter, a 13-fold jump, and about ₹3,200 crore for the first half of the financial year, according to Moneycontrol. About ₹584 crore of the quarter came from Max One in Sector 16B, Noida. The company's residential projects in NCR include Estate 128 and Estate 105 on the Noida Expressway, and Estate 360 and Estate 361 in Gurugram. We cover the full list in Max Estates projects in Delhi NCR.
Across the region, the large listed developers have kept launching in the premium bracket, which fits the ANAROCK supply data. For a sector-level view of one of the busiest premium pockets, see our Sector 128 Noida guide, which covers Estate 128, L&T Green Reserve and Jaypee Wish Town. Ready-to-move or under-construction this Diwali?
- Ready-to-move with an occupancy certificate: no GST, you can inspect the actual flat, and you can move in or rent it out soon. Fewer festive gifts, but less risk.
- Under construction: GST applies (5% for most non-affordable homes), and you carry delivery risk. In return, payment plans are more flexible and festive offers are larger.
Whichever you choose, add stamp duty and registration to your budget. In Noida that is 7% plus 1% for men; see our Noida stamp duty guide. For Delhi, see stamp duty and registration charges in Delhi.
Checks before you book on an auspicious date
- Look up the project on UP-RERA or HRERA. Match the registration number, completion date and quarterly progress with what the sales team tells you. Our RERA explainer covers what that registration protects.
- Check the developer's delivery record on earlier projects. Our builder checklist lists the questions to ask.
- Compare carpet area, not super area, across projects.
- Work out the full cost: price, GST if applicable, stamp duty, registration, maintenance deposits, parking and club charges.
- Pay a token amount only once you have seen the draft agreement and the cancellation terms.
- Do not let a muhurat deadline rush the paperwork. A date can be honoured with a token payment while the documents are checked.
FAQs
Is Diwali a good time to buy property in Delhi NCR?
It is the time with the most choice and the most offers. Whether it is a good time for you depends on the price per sq ft, not the date. With NCR prices up 12% in a year, a festive offer rarely makes a project cheap; it can make a fair price slightly better.
Will property prices in Delhi NCR fall after Diwali?
No one can say for sure. The latest quarterly data shows prices rising and sales flat. A flat sales trend can lead to more negotiation on older inventory, but there is no sign of a broad price fall.
Are festive gifts on flats a real discount?
Only if the base price has not been raised to pay for them. Compare the per sq ft rate with the pre-festival rate and with recent sales in the same project.
Does the October 2026 repo rate hike affect festive home loans?
Yes, for floating-rate loans linked to the repo rate. The increase is 0.25 percentage points, which adds roughly ₹1,560 a month to a ₹1 crore, 20-year loan at typical rates.
