Almost every new launch in Gurgaon promises a green view. Some deliver mature trees and shaded walks within a few years. Others deliver a lawn on a podium slab, a row of palms and a render that will never match the site.

Telling good green view apartments in Gurgaon from the rest is not hard, but you have to ask different questions from the ones the sales gallery is ready for.

Why Buyers Now Ask About Trees

Gurgaon summers regularly cross 45°C, and winters bring severe air pollution. Buyers who have lived through both now ask about shade, tree cover and planting as practical features, not decoration.

Developers have noticed. Green space has moved from the amenity list to the headline of many launches, especially along Dwarka Expressway and Golf Course Extension Road. That makes it more important to check what is being built.

Five Questions to Ask About a Green View Apartment

1. Is the Planting on Natural Ground or on a Slab?

Trees planted in natural soil grow large and live long. Planting on a basement roof is limited by soil depth, so it usually means shrubs and small trees. Ask for the landscape plan and look for where the basement edge sits.

2. How Many Trees, and Which Species?

A number of trees is easy to check against the landscape plan. Species matter too. Native and climate-suited trees such as neem, peepal and amaltas cope with Gurgaon's heat and need less water than ornamental imports.

3. What Share of the Land Is Planted?

"Open space" can include driveways and paved plazas. Ask specifically for the planted area in square feet or as a share of the total site.

4. Who Maintains It, and From Which Budget?

Large landscapes need gardeners, irrigation and replacement planting for years. Check whether the maintenance estimate covers this, and whether treated water is planned for irrigation.

5. When Will It Look Like the Render?

Even well-planned landscapes take five to ten years to mature. If a project is selling a forest, ask how large the trees will be at the time of possession.

What One Sector 36A Project Has Published

One Dwarka Expressway project has made its landscape the centre of the plan rather than an add-on. Estate 361 by Max Estates in Sector 36A covers 18.23 acres, and its launch filing describes over 2,50,000 sq ft of forest greens with more than 1,000 indigenous trees and over 50 plant species chosen for Gurgaon's climate (NSE filing). The project is IGBC Platinum pre-certified and registered with HARERA as RC/REP/HARERA/GGM/1012/744/2025/115.

Two caveats. Pre-certification rates the design, not the finished building. And the project is under construction, so the forest in the renders is still years from maturity. The Estate 361 project page has the current details.

For anyone who wants to see how the space is used before buying, the developer is hosting a public wellness day at the site on 10 October, with morning runs, yoga and movement sessions. Events like this are worth attending at any project you are considering, if only to walk the site and talk to people who have already booked.

What Green Space Changes Day to Day

  • Heat. Tree canopy cools the ground below it noticeably on summer afternoons, which affects how usable walking paths are.
  • Noise. Dense planting absorbs some traffic and construction sound, especially on lower floors.
  • Daily routine. Shaded paths get used, especially from April to June. Unshaded ones sit empty until evening.

Developers are increasingly framing this as restorative design: homes planned for recovery as much as for space. This explainer on restorative living environments sets out the idea from a developer's side.

What It Costs

Large landscapes cost money to run, and that shows up in maintenance charges. Projects with more planted area also tend to have a higher price per sq ft, since less land carries saleable floor area.

Green space also doesn't fix location. Check the commute, the nearest hospital and the status of nearby infrastructure. Our breakdown of under-construction projects on Dwarka Expressway and our guide to mindful living spaces in Gurgaon cover the wider picture.

Frequently Asked Questions

How can I check how many trees a project will plant?

Ask for the approved landscape plan, which shows tree positions and species. Compare it with the brochure figure.

Is podium landscaping as good as ground-level planting?

Not for large trees. Podium planting is limited by soil depth, so it suits shrubs, lawns and small trees. Ground-level planting supports full-size canopy trees.

Do green projects cost more to maintain?

Usually, yes. Irrigation, gardening and replacement planting add to common-area costs. Ask for the maintenance estimate in writing.

What does IGBC pre-certification mean?

It means the design meets the green building standard on paper. Final certification comes after the building is complete and assessed.

How long does a new landscape take to mature?

Typically five to ten years for trees to give meaningful shade, depending on species, soil and care.
