Dwarka Expressway has quietly become the busiest construction corridor in Gurugram. Square Yards pegged annual new residential supply along this stretch at around 10,000 units a year since 2020, more than double the pre-pandemic pace, and prices have moved with it: current rates sit somewhere between ₹12,000 and ₹14,000 per sq ft, up roughly 29% in a single year according to the same report. None of that growth is finished. Most of what's been sold here in the last two years is still years from handover.
This isn't a ranking. It's a sector-by-sector walk down the 29-km corridor, from Sector 36A near the Delhi border out toward Sector 106, covering what's actually being built right now, who's building it, and roughly when it's supposed to be ready. One additional Gurugram project on a nearby but different corridor is covered separately near the end, clearly marked as such. One disclosure: this site also works on marketing for Max Estates, one of the developers below. Its entries get no more scrutiny or leniency than anyone else's here.
What's Changing on the Corridor Itself
The construction boom isn't happening in isolation. A metro spur connecting Millennium City Centre to Cyber City, with a 1.8-km link into Dwarka Expressway, is under construction and was expected to begin service work around September 2025 with a roughly 30-month build. Two flyovers at Ambedkar Chowk and Dadi Sati Chowk are aimed at decongesting the corridor by mid-2027, and the Kherki Daula toll point is slated to shift to Pachgaon in early 2026. None of this is finished yet, which matters if a developer's brochure is already selling you the post-infrastructure version of the area.

Sector 36A: Waterside and Forest Reserve, by Krisumi Corporation
Krisumi is a joint venture between the Krishna Group and Japan's Sumitomo Corporation, and that partnership shows up in how the project is talked about, stricter material specification and more oversight than a typical Indian residential build, according to the developer's own positioning. Waterside spans configurations from 1,740 to 5,867 sq ft, with the Forest Reserve phase pricing closer to ₹27,000 per sq ft as of early 2026. Per-sq-ft rates on the project reportedly moved from around ₹10,800 to ₹11,600 between Q4 2025 and Q1 2026, a roughly 7% jump in six months, which tells you more about how fast this micro-market is moving than about the project specifically.
Sector 36A/36: Estate 360 and Estate 361, by Max Estates
Estate 360 was Max Estates' first residential launch in Gurugram, and it moved fast: 2.1 million sq ft, roughly 85% of total inventory, sold across 735 units within 30 days, at a booking value of around ₹4,100 crore. Estate 361 sits just next door as a residential extension in the same corridor, following the same low-density, community-scale logic rather than maximizing tower height. Neither project is fully handed over yet; both remain under active construction as of this writing.
Sector 37D: De-Luxe DXP, by Signature Global
De-Luxe DXP is IGBC Gold pre-certified, spread across 16.65 acres with eight towers and 1,008 units in 3, 3.5, and 4.5 BHK configurations plus penthouses. AEDAS and DPA handled the design, Ahluwalia Contracts is executing construction, and the project includes a Miyawaki forest as part of its landscaping, an actual dense-planting method rather than a decorative garden label. Signature Global has publicly described this as its flagship project on the corridor, and independent market coverage backs that framing: the company reportedly holds the largest share of new launches along Dwarka Expressway of any single developer since 2020.
Sector 84: Twin Tower DXP, by Signature Global
Twin Tower DXP is a 45-storey high-rise on roughly 4.7 acres, designed by Singapore-based architecture firm Benoy with interiors from Italy's Armani/Casa. Signature Global appointed ACC India for civil and structural work on the project in a contract worth ₹320 crore, with a stated 27-month completion window from the contract's September 2024 start date, plus a further 3 months for full handover. That puts a realistic completion window well into 2027 at the earliest, regardless of what a sales brochure's timeline graphic might suggest.
Sector 89: Godrej Zenith, by Godrej Properties
Godrej Zenith sits on 14 acres at the junction of Dwarka Expressway and NH-48, RERA registered under GGM/799/531/2024/26, with a tentative possession date of December 2027. It's built around a wellness-first design brief: an Olympic-length pool, a 1.5-km jogging track, and only four apartments per floor across its towers, a lower-density configuration than most launches in this price bracket.
Sector 102A: The Marq, by Adani Realty
The Marq is one of Adani Realty's entries into the Dwarka Expressway corridor, offering 3 BHK, 3 BHK+Study, and 4 BHK configurations with direct access to the expressway and reasonable proximity to IGI Airport. Adani is a newer name in this specific corridor compared to Signature Global or Godrej, so its delivery track record here is shorter and worth watching rather than assuming based on the group's broader infrastructure reputation.
Sector 103: Godrej Vrikshya and HCBS Auroville
Godrej Vrikshya, RERA registered under GGM/846/587/2024/73, is built around an "urban forest" concept that preserves more than 800 existing mature trees on a 15-acre plot rather than clearing the site and replanting decoratively. Possession is currently pointing toward the early 2030s, so this is a long-horizon buy.
HCBS Auroville, in the same sector, is one of the nearer-term completions on this entire list, with possession targeted from August 2026 onward for its standard configurations. Pricing runs from about ₹2.5 crore to ₹6.75 crore-plus depending on unit size and phase.
Sector 106: Sobha Altus, Elan The Emperor, and The Presidential
Sobha Altus is worth a specific mention because Sobha runs a backward-integrated construction model, meaning it manufactures its own concrete and finishing materials in-house rather than depending on third-party contractors the way most developers on this list do. The project includes a large clubhouse and VRV air conditioning across units as standard.
Elan's two Sector 106 projects, The Emperor and The Presidential, are positioned as siblings from the same developer at different price points; The Presidential is RERA registered with a possession target around October 2027 and offers smaller configurations at a lower entry price than The Emperor's larger units.
One More Gurugram Project Worth Watching (Different Corridor)
This one isn't on Dwarka Expressway, it sits on Golf Course Extension Road in Sector 65, roughly 10 km away, so it's called out separately rather than folded into the list above.
Sector 65, Golf Course Extension Road: Max District, by Max Estates
Max District is a commercial campus with roughly 1.6 million sq ft of leasable office space across two towers, LEED Platinum pre-certified and WiredScore Platinum pre-certified. Per the company's own investor filings, it's expected to receive its occupancy certificate in two phases, Q2 FY28 and Q3 FY29, so this is a multi-year build, not a near-term handover.
It's already found tenant demand well ahead of completion: a binding pre-lease agreement for around 200,000 sq ft was signed roughly three years before the project's expected finish, at a stated 35% premium to prevailing micro-market rents, according to Max Estates' Q3 FY26 disclosures. That kind of early commercial pre-leasing is a reasonable signal of confidence in a project's eventual delivery, though it says nothing about residential timelines elsewhere in the portfolio.
What to Check Before You Commit to an Under-Construction Unit Here
Every project on this list is mid-construction, which changes the risk profile compared to buying something ready to move into. A few things worth doing before you sign anything:
Pull the project's RERA registration and read its quarterly progress report, not just the possession date on the certificate. The gap between a stated possession date and the actual construction percentage reported that quarter tells you more than the date alone. Ask specifically how the payment plan is structured, construction-linked plans protect you more than time-linked ones, since you're not paying ahead of physical progress. And treat any infrastructure claim, the metro spur, the flyovers, the toll relocation, as not-yet-delivered until you've confirmed its current status independently, since several of these are still under construction themselves.
