Article Cover

The Noida Aqua Line extension is really two separate projects, and most news mixes them up. The first, from Sector 142 to Botanical Garden, was approved by the Union Cabinet in February 2026. It adds 8 stations over 11.56 km at a cost of about ₹2,254 crore, with a four-year build target.

The second, from Sector 51 to Knowledge Park V in Greater Noida, adds 11 stations over 17.435 km at about ₹2,991.60 crore. The UP Cabinet approved its plan in November 2024, but it still needs final central approval. One line is funded and moving. The other is still on paper. That difference matters if you are paying extra for "upcoming metro" in a sale price.

Two Extensions, Often Mixed Up

Both lines extend the same Aqua Line, which runs 29.7 km from Noida Sector 51 to Depot in Greater Noida. Both also promise an easier link to the Delhi Metro. That is where the confusion starts.

The simple way to keep them apart: the Botanical Garden line serves the expressway sectors closer to Delhi. The Knowledge Park V line serves Greater Noida West and the Gaur Chowk belt.

Line 1: Sector 142 to Botanical Garden (Approved)

This line runs along the Noida-Greater Noida Expressway and joins the existing Sector 142 station. At Botanical Garden, it meets the Delhi Metro's Blue and Magenta Lines, making it a three-line interchange.

Stations

  • Botanical Garden
  • Noida Sector 44
  • Noida Office
  • Noida Sector 97
  • Noida Sector 105
  • Noida Sector 108
  • Noida Sector 93
  • Panchsheel Balak Inter College

Cost, Timeline and Ridership

The Union Cabinet cleared the line on 14 February 2026 at an estimated cost of ₹2,254 crore. The target is completion within four years, which points to around 2030 if work stays on schedule.

NMRC expects about 80,000 daily riders in the early stage. Through the Magenta Line, riders will also get a direct route to Delhi Airport Terminal 1.

Line 2: Sector 51 to Knowledge Park V (Still on Paper)

This is the line Greater Noida West has waited years for. It would run from Sector 51 through Sector 61, where riders could switch to the Blue Line, and on to Knowledge Park V.

Stations

The plan is split into two phases.

  • Phase 1: Sector 61, Sector 70, Sector 122, Sector 123 and Greater Noida Sector 4 near Kisan Chowk.
  • Phase 2: Ecotech-12, Greater Noida Sectors 2, 3, 10 and 12, and Knowledge Park V.

Where It Stands

The UP Cabinet approved the revised plan in November 2024 and sent it to the Centre. Local reports in September 2026 say the key clearances are in place and the file is with the Prime Minister's Office. Union Cabinet approval and tendering are the next steps.

History is a reason for caution. Tenders for an earlier version were floated four times in 2020 and 2021, and no contract was awarded. If work starts in 2027, Phase 1 would likely open around 2030 to 2031, with the full line later.

Who Gains From Each Line

The Botanical Garden line helps homes and offices in Sectors 44, 93, 97, 104, 105 and 108. Today, many of these residents drive or take autos to reach the metro. A direct Delhi link cuts that out.

The Knowledge Park V line helps Greater Noida West, where lakhs of families depend on roads through Gaur Chowk. It would also serve students and staff in Knowledge Park V.

Employers gain too. A wider metro net means offices across Noida can hire from a larger area, and staff face shorter, more predictable commutes.

What It Means for Property in Sector 105

Sector 105 is one of the clearest winners of the approved line, since a station carries its name. Estate 105 is a new project here from Max Estates, on 5.62 acres, IGBC Platinum pre-certified and registered with UP RERA as UPRERAPRJ529777/03/2026.

One caution applies to every project in the sector. The exact station site and walking routes are not yet public. Before you pay a premium for metro access, check the final alignment and measure the real walk from the gate.

How to Price a Metro Promise

Metro news moves faster than metro construction. Use these checks before a metro claim changes what you pay:

  • Approved is not built. Look for a sanctioned budget and an awarded contract, not just an announcement.
  • A station in your sector is not a station at your gate. Ask for the distance from your tower.
  • Expect three to four years of dust, diversions and traffic during construction.
  • Do not pay today for a price jump that may only arrive in 2030 or later.

Status at a Glance

  • Sector 142 to Botanical Garden: 8 stations, 11.56 km, about ₹2,254 crore, approved by the Union Cabinet in February 2026, target of about four years.
  • Sector 51 to Knowledge Park V: 11 stations, 17.435 km, about ₹2,991.60 crore, approved by the UP Cabinet, awaiting final central approval as of September 2026.

The Bottom Line

The Noida Aqua Line extension story has two chapters. The Botanical Garden line is approved and gives the expressway sectors a direct Delhi link. The Knowledge Park V line is the bigger fix for Greater Noida West, but it still needs its final nod.

For buyers, the rule is simple. Treat approved lines as a real, long-term plus, and treat pending ones as a maybe. You can track official updates on the NMRC website and compare project details on maxestates.in.

They often support demand and rents near stations, but gains usually come in stages. Much of the rise tends to follow visible construction, not the first announcement.

How can I check the exact location of a new metro station?

Check NMRC notices and the approved project report. Local authority maps also show the final alignment once land work begins.
