Article Cover

A growing number of Gurugram buyers are shopping for one home that has to work for three generations. Parents moving in from a smaller city. Children who still need a play area. Working adults in the middle, who need a quiet room for calls.

Plenty of listings now advertise multigenerational homes for sale in NCR. Most projects behind them are still designed for the middle group only. The gap shows up a year after possession, when a parent finds the walk to the clubhouse too long, or the lift lobby has a step nobody noticed during the site visit.

Why the Demand Is Rising

A few things are pushing it. Some NRI families are buying homes for parents who are staying back in India. Other families are choosing to live together again for practical reasons, including childcare and the cost of running two homes. And people are living longer, so a home bought at 45 needs to work at 75.

The result is a buyer who reads a floor plan differently. Bedroom count matters less than where the bedrooms sit, how far the lift is, and what help is available inside the gate.

What a Multigenerational Home Needs

Inside the Apartment

  • A bedroom with its own bath near the entrance, so an older parent doesn't cross the living room at night
  • Level thresholds between rooms and onto balconies
  • Wide doorways and a bathroom large enough for a walker, or later a wheelchair
  • A room that works as a study or carer's room, with a window

Inside the Community

  • Short, shaded, step-free walks from towers to the clubhouse and gardens
  • Seating every 50 to 100 metres along walking paths
  • Separate zones so a children's play area doesn't sit beside a quiet garden
  • On-site primary care or a tie-up with a care provider, not just a doctor-on-call number

On Paper

  • RERA registration that matches the brochure. For Gurugram, check the Haryana RERA portal.
  • Who runs the senior services, and on what contract, since many projects promise care that depends on a third party

One Example from Dwarka Expressway

Sector 36A on Dwarka Expressway has become a test case for this kind of planning. Estate 360 by Max Estates, registered as HRERA No. 87 of 2024, is built around multi-generational amenities and includes dedicated residences for seniors. According to a stock exchange filing from Max India, those senior residences and primary healthcare services at Estate 360 are managed by Antara, the group's senior care business (NSE filing).

The useful part for buyers is the structure, not the brand. Here, senior care is run by a named operator with its own track record, rather than being a line in an amenity list. Ask the same question of any project you shortlist: who delivers the care, and what happens if that arrangement ends?

The project is under construction, so check the latest tower-wise progress before committing. Details are on the Estate 360 project page. For a wider look at how developers are designing for different household types, see this explainer on apartments planned for diverse needs.

Questions to Ask on the Site Visit

  1. How far is the walk from the farthest tower to the clubhouse, and is it covered?
  2. Is there a step anywhere between the drop-off point and my front door?
  3. Which care services are on site today, and which are promised for later?
  4. Who manages them, and is that written into the agreement?
  5. Can the second bedroom take a hospital-style bed with space to move around it?

Walk the route yourself with the slowest walker in your family in mind. It is the quickest way to see what the brochure leaves out.

Where It Gets Harder

Projects with senior residences and on-site care often carry higher maintenance charges, because those services cost money to run. Some buyers also find that a project designed for older residents feels quieter than they want for teenagers.

Location still matters. A well-planned home far from a good hospital solves only half the problem. Check the drive time to the nearest multi-specialty hospital at peak hour, not at noon. Our guide to property rates on Dwarka Expressway covers how prices compare across the corridor's sectors.

Frequently Asked Questions

What is a multigenerational home?

A home planned for grandparents, parents and children to live together comfortably, usually with a ground-level or near-entrance bedroom suite, step-free access and space for shared and private time.

Are senior living residences the same as old age homes?

No. Senior residences are private homes, owned or leased, with care services available on site. Residents live independently and use services as needed.

How do I check if care services in a project are guaranteed?

Ask who operates them and request the service terms in writing. If the services are only mentioned in marketing material, treat them as a plan, not a commitment.

Do multigenerational homes cost more?

Often they do, because of larger layouts and the cost of running care services. Compare maintenance charges, not just the purchase price.

Which RERA portal applies to Gurugram projects?

Haryana RERA. Search by project name or registration number on haryanarera.gov.in and match the promoter, land area and possession date.
