Delhi has 13 revenue districts as of 1 January 2026. Until December 2025 it had 11. The Delhi government redrew the map so that revenue districts line up with civic boundaries, created three new districts, dropped Shahdara as a separate district, and raised the number of sub-divisions to 39.

If you searched for a "Delhi city name list", this is usually what you need. Delhi is a single city-state, so its official divisions are districts and sub-divisions (tehsils), not separate cities. The list below shows each district and the sub-divisions under it.

All 13 districts of Delhi (2026)

District names and sub-divisions below follow the reorganisation that took effect on 1 January 2026. District headquarters had not been published in the sources we checked, so they are not listed here.

  1. Central: Patel Nagar, Karol Bagh
  2. Central North: Shakur Basti, Shalimar Bagh, Model Town
  3. East: Gandhi Nagar, Vishwas Nagar, Patparganj
  4. New Delhi: New Delhi, Delhi Cantonment
  5. North: Burari, Adarsh Nagar, Badli
  6. North East: Karawal Nagar, Gokal Puri, Yamuna Vihar, Shahdara
  7. North West: Kirari, Nangloi Jat, Rohini
  8. Old Delhi: Sadar Bazar, Chandni Chowk
  9. Outer North: Mundka, Narela, Bawana
  10. South: Chhatarpur, Malviya Nagar, Deoli, Mehrauli
  11. South East: Jangpura, Kalkaji, Badarpur
  12. South West: Najafgarh, Matiala, Dwarka, Bijwasan
  13. West: Vikaspuri, Janakpuri, Rajouri Garden

That makes 39 sub-divisions in total. Each sub-division covers many colonies. Rohini, for example, is one sub-division but contains dozens of sectors and residential pockets.

What changed from the old 11 districts

The Delhi Cabinet approved the reorganisation in December 2025, and the government notified that it would apply from 1 January 2026. Three changes matter most.

Three new districts, one removed

  • Old Delhi was carved out of the old Central district. It takes in Chandni Chowk and Sadar Bazar, the dense trading belt of the walled city.
  • Central North combines Shakur Basti and Shalimar Bagh, earlier in the North West district, with Model Town, earlier in the North district.
  • Outer North now groups Mundka, Narela and Bawana, the city's northern and north-western edge.

Shahdara is no longer a separate district

Shahdara district does not appear in the new structure. Shahdara itself continues as a sub-division, now under North East district. If an older document or website lists "Shahdara district", it is describing the pre-2026 map.

Boundaries now match civic bodies

The main reason given for the change was mismatch. Revenue districts and municipal zones did not share boundaries, so a resident could deal with one office for land records and another, in a different area, for civic matters. The new districts are aligned with the boundaries of the Municipal Corporation of Delhi, the New Delhi Municipal Council and the Delhi Cantonment Board.

The government has also said each district will get a mini secretariat housing the revenue department, SDM, ADM, tehsil and sub-registrar offices under one roof. Until those buildings are ready, offices may continue to work from existing locations.

How to find which district your colony falls in

The quickest way is to check a recent official document for the property, such as a property tax receipt, electricity bill or sale deed, and match the area to the sub-division list above. Because the new districts follow MCD and NDMC boundaries, your municipal ward is also a good guide. For a registration or land record search, confirm on the Delhi Revenue Department website, since some colonies near old district borders have moved.

Delhi, New Delhi and Delhi NCR are not the same thing

Many searches mix three different things.

  • Delhi is the National Capital Territory, about 1,483 sq km, divided into the 13 districts above.
  • New Delhi is one of those 13 districts. It includes Lutyens' Delhi and the Delhi Cantonment area.
  • Delhi NCR is a planning region that covers all of Delhi plus 24 districts in Haryana, Uttar Pradesh and Rajasthan, about 55,083 sq km in total.

Why the district matters when you buy property in Delhi

For most buyers, the district is not something they think about until registration day. It matters in a few practical ways.

Registration happens at the sub-registrar office for that area

A sale deed in Delhi is registered at the sub-registrar office with jurisdiction over the property. With 39 sub-divisions instead of the earlier count, some properties now fall under a different office than before. Check the correct office on the Delhi Revenue Department website before booking an appointment.

Land records are organised by revenue area

Khasra numbers, khatauni and jamabandi records are maintained by revenue area. If you are checking the title of a plot or a builder floor, you will search by district and village or colony. Our DLRC portal guide explains how to do this online.

Circle rates follow colony category, not district

Delhi's circle rates are set by colony category, from A to H, not by district. Two colonies in the same district can carry very different minimum values. The district change does not by itself change your circle rate. See stamp duty and registration charges in Delhi for current rates and a worked example.

Where new development is heading inside Delhi

New large-scale housing inside Delhi is rare compared with Gurugram or Noida, because so little land is free. Most new supply comes from redevelopment, land pooling zones on the city's edge, and a few large private land parcels.

The south-western and outer districts hold most of that land. One recent example is in Najafgarh, which sits in the South West district under the new map. In August 2026, Max Estates announced it would acquire 84.71 acres there through a share swap, with plans for a mixed-use residential township of about 4 to 6 million sq ft. Launch dates depend on approvals and master planning, so treat it as a future project rather than something you can book today.
